How to become a Real Estate Appraiser
Judges the economic value of land and buildings under the real estate appraisal standards and sets a fair price.
Main tasks
- Inspecting the land or buildings to be appraised and gathering information on the surrounding area
- Setting a fair price by weighing up the appraisal standards together with their own experience
- Writing up the results in an appraisal report and reporting to the client

How to become one
You must pass the real estate appraiser (fudosan kanteishi) exam. Anyone can sit it, but people who have passed the CPA exam or the national bar exam are exempt from part of it. After passing, you gain the skills and advanced specialist ability needed to become an appraiser through practical training, take the final exam set by the Ministry of Land, Infrastructure, Transport and Tourism, and then register on the ministry's roll of real estate appraisers to hold the qualification. Once qualified, you can work as an in-house appraiser at a company or set up your own business. Land and buildings are affected by a great many laws, regulations and subsidies, so plenty of knowledge and experience are needed.
